WORK EXPERIENCE

Regional Director, Strategic Marketing, 2007 - 2009, Centex Homes, Inc., Boynton Beach, FL
Managed research collection and reporting for 7 divisions in the Southeast US to understand markets, competitors, and consumer needs. Implemented yield management tools to closely track marketing results and sales metrics on a weekly basis. This provided a data-driven approach to project seasonality trends, establish traffic & sales goals, analyze sales & media metrics, recommend and discuss future media plans with senior management team. Facilitated product development process for region wide standardization.

  • Benchmarked Market Update and Asset Review templates used by each division for executive reviews – CEO, CFO, EVP’s.
  • Analyzed Marketing ROI in each division to identify strengths and weaknesses for division leaders. FY09 marketing plans were then developed around this analysis to maximize results with roughly 1/3 the prior year’s budget and 1/2 the personnel.

Strategic Marketing Manager, 2005 - 2007, Centex Homes, Inc., Boynton Beach, FL
Developed Strategic Plan to align divisional activities and asset allocations with evolving corporate business model. Performed supply/demand analysis to prioritize product segments and geographic site selections. Continuously monitored industry trends, market conditions, competitive developments, and internal operations to maximize company performance.

  • Appointed to 6 person cross-functional Options Team tasked with improving the option-selection process. Analyzed historical customer purchases to reduce SKU count by nearly 70% and create tiered option packages. Results include reduced vendor inventory needs, minimized process errors, shorter option-selection appointments, and increased option revenues.
  • Improved lot selection and pricing process by creating the regional standard for lot purchase pricing matrix by product.
  • Generated cash by being the first in market to account for changing conditions in the economic downturn - adjusting prices, revising product offerings, reducing inventory assets, and cleaning out the demand pipeline before competitors.
  • Dramatically improved both the rate and quality of CRM by designing and executing “lost opportunity” research to better understand customer behavior, which exposed opportunities where as high as 60% of leads were falling through the cracks. Lead management reform was recommended and executed to include additional sales system education, improved activity tracking, and greater record accountability by Sales associates.
  • The division more than tripled its market share from 3.5% to 11% (#1 builder in market) during my tenure in this position.

Strategic Marketing Manager, 2005 - 2005, Centex Homes, Inc., Columbia, SC
Worked closely with the division's Land, Sales, & Marketing teams to provide strategy guidance to management. Focused on geography, product, market dynamics, and target buyer(s) to guide future land searches, strategic positions, and maximize earnings for Central South Carolina’s #1 homebuilder with nearly 500 closings annually. Performed due diligence analysis on individual acquisition targets for depth of demand and price potential using qualitative and quantitative research.

  • Recruited by the Regional VP of Strategic Marketing and the Regional EVP to conduct analysis on emerging markets in Florida and identify regional expansion opportunities.
